Here is an overview of the various inspection related services that we can provide to be a one-stop-shop for all your inspection needs.
Residential Home Inspections – ($475-$575 avg depending on size/age)
This is the most common service we provide. A home inspection is defined as a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. The goal is to identify problems so that the buyer can either ask the seller to have the problems repaired or use the problems to negotiate a lower price for the property. Our inspectors will look at hundreds of individual components on a house during an inspection and produce a clear, easy-to-read report that summarizes their findings.
Infrared / Thermal Imaging – (Complimentary for Agent Partners)
An infrared camera is used to scan the house for hidden leaks, missing insulation, hidden problems with ductwork, or electrical safety hazards.
Drain Line Inspection – $250
A drain line inspection involves running a special camera down the main drain line for the house to look for damage or clogs. A scope of the drain line can be performed on sewer or septic (since some septic tanks are a long distance from the house). This type of inspection can help to prevent a sewage back up in the house (something no one wants!). We regularly find drain lines that are filled with roots, disconnected underground, or filled with construction debris on new construction homes.
Engineering Evaluations – $250-$550
Evaluation of structural issues with structural engineer’s letter. We have worked with our engineer to streamline this process for the most common structural issues so you can receive an engineering evaluation within 48 hours and at a cost that is less than half what most engineers typically charge.
Mold Testing – $299
An increasing number of homebuyers are concerned about indoor air quality and what they will be breathing inside their potential home. We offer a basic mold screening to help identify and define potential mold issues. The mold screening involves testing two locations within the home. Additional areas can be tested for $95 each. Clients will receive a report from a certified mold lab defining what types of mold are present and if they are a health concern.
New Construction Inspections – (cost varies depending on type of inspection)
We provide four different types of inspections on new construction homes, including: Pre-Pour Foundation Inspections, Pre-Drywall Inspections, Final Inspections, and 1-Year Warranty Inspections. See our New Construction Inspections Guide for more information.
Radon Testing – $199
Radon is an odorless, invisible, cancer-causing gas that can seep into a house from granite buried under the ground. Radon is the second leading cause of lung cancer in the United States. A 48-hour test is conducted to screen the house for elevated radon levels. EPA & Surgeon General recommend all homes be tested for radon (regardless of foundation type).
Swimming Pool Inspections – $199+
We perform a comprehensive pool inspection that includes built-in spas, all of the pool equipment, surrounding patios, pool basin, etc. Our inspector will produce a high-level report documenting defects and/or safety hazards. High end pools with multiple features are additional cost.
Termite Letters – (Complimentary for Agent Partners)
Many lenders will require a Wood Destroying Organism (WDO) report on a property at the time of purchase. We provide termite letters to our clients free of charge when they are working with one of our agent partners.
Well Water Testing – $350
Water testing is usually done on a house with a private well. FHA and VA loans will typically require a water test for a house on a private well and our tests meet these requirements. The main goal of conducting a water test is to determine if bacteria or heavy metals are present in the water. The samples are sent to a lab for analysis and typically return within 3 business days.
